SJCommercial is currently underway on a full tenant improvement build-out for New Kingdom Healthcare in Cottage Grove, Minnesota. The project spans two adjacent commercial units that New Kingdom Healthcare will occupy as a single healthcare clinic space. The scope covers everything from the initial space planning and permitting through framing, electrical, and mechanical work.
Space Planning and 3D Floor Plan Development
The project began with a thorough walk-through of both units alongside the tenant. We worked through each room — its purpose, layout, and specific needs — covering cabinet and sink placement, outlet locations, noise mitigation between patient rooms, and HVAC considerations. Getting this level of detail early keeps the design grounded in how the space will actually be used day to day.
From those conversations we produced a full 3D floor plan. New Kingdom Healthcare reviewed the drawings and requested several adjustments, which we worked through until the layout was approved. Having a clear, approved plan before permitting avoids back-and-forth with the city and gives subcontractors a reliable set of documents to bid and work from.

City Permitting and Code Compliance
With approved plans in hand, we submitted through the City of Cottage Grove's permitting portal. All patient-accessible receptacles are being installed as hospital-grade outlets. Hospital-grade outlets are built to a higher standard than commercial-grade devices — they are more durable, hold plugs more securely, and are required by code in areas where patients may be present. They are identifiable by the green dot on the face of the outlet and are rated for the repeated, heavy-use conditions typical in a clinical environment.
